As a full service property management firm we are very committed to assisting you to capitalize on the benefits of your investment through dedicated management of your property. Signing our Contract We ask that you sign a 1 year contract and supply us with a $250.00 repair fund. Should either party wish to terminate the contract, they may do so with a 30 day written notice, and there is no penalty. For unfurnished long term rentals we ask for a 1 year lease. We Evaluate the Property to be Rented We first go out and inspect property. We want to view all of the home's amenities, so that we can share the information with potential renters. If we feel that any additional items need special attention or repair, we will supply you with a "punch list". If you agree, and those items are remedied, we then move into action. Researching the Market We thoroughly research the current market to insure that your rental is falling in line with current rental rates. We then sit down with you and decide upon the appropriate rental rate to begin advertising your property. Advertising We obtain many of our tenants through advertising bi-weekly in the local paper, the "Red Rock News". We post our rentals at the weekly REALTOR® - MLS meetings in Sedona, where we are able to network with numerous agents in our field. Often these agents will refer a client looking for a rental property to us and we provide a referral fee. We showcase your property on our web-site; www.SedonaEliteProperties.com, with vivid pictures and descriptions. This allows us to market your rental to not only local residents, but to all who wish to relocate or vacation in beautiful Sedona from anywhere in the world. If the Homeowners Association allows, we will post our "For Rent" signs on the property as well. We also are members of the Sedona Chamber of Commerce and obtain good exposure. Showing the property We first ask potential renters to drive by the property to make sure it is in a neighborhood they like, and to see the outside of the house. If they like what they see, we then always escort the prospective tenant to the property and NEVER give them a key to see the house alone. Qualifying the Prospective Tenant We ask them to fill out a credit application, we obtain a copy of their DL and then run a credit check, eviction check, and criminal history check. If necessary we will also check with former landlords and employers. Deposits for Tenant's We ask for a security deposit usually equivalent to the 1st months rent, however, it is strictly for damages and can not be used for rent. We ask for a cleaning deposit which is refundable ,a carpet/tile/wood cleaning fee which is not refundable, and a pet deposit of $200.00 per pet. If necessary we will ask for pet references. Move-In Reports We ask each tenant to fill out a “move-in report” and to make any notations that are either “wear or tear” or “need repair”. This is handed in between 7-10 days after move-in. Consequently, when they move-out we pull their move-in sheet and can identify quickly what they are, and are not responsible for. Maintenance and Repairs Should the tenant encounter any type of problem we ask them to contact us immediately. We have a list of professionals and handymen that can remedy the situation. We charge NO fee for this service. The professional’s or handyman's fee for labor and materials only – we do NOT markup the service, and this would be reflected on your next’s month property reports. At the same time this allows us the opportunity to see the inside of the premises and report back to you. Investment Inspections You will receive a copy of the inspection report twice yearly we inspect our properties inside and frequently do a drive-by to view the outside. Renter's Insurance We believe strongly that the tenant obtain renters insurance to protect their possessions inside the dwelling as the Owners insurance only covers the outside dwelling. Owner Deposits Monthly Report We collect the rent on the 1st, with the 2nd day being late, and we charge a $15.00 per day late fee. We make every effort to mail your check and monthly report to you NO LATER THAN THE 10TH OF THE FOLLOWING MONTH. Year End Reports We will mail your 1099 Misc. Form by the 1st of February, and give you a year-end report of all activity for your property. |
