FAQ for Making a Reservation
May I rent a property for less than 30 days?
Note, the City of Sedona and Yavapai / Coconino Counties require a minimum of a 30 day stay.
There are some Home Owners Associations that have more restrictive rules and supersede the 30 day minimum.
How do I make a reservation?
Fill out the vacation rental credit application
Send the application along with a copy of your DL and/or passport.
At the time of the reservation a $500.00 refundable security deposit is needed.
We accept Visa, MasterCard and Discover.
We will send you a rental agreement for signature.
What type of forms of payment do you accept?
We accept checks, money orders, cashiers check, Visa, MC and Discover.
What are the necessary deposits?
We ask for a $500.00 refundable security deposit.
90 Days prior to arrival we require the first months rent paid.
90 Days prior to arrival a one-time, non-refundable cleaning fee is paid.
Note: This varies property to property based on square footage.
When is rent due?
All rents are due 90 Days prior to arrival for each month rented.
What is the Cleaning Fee?
There is a one time non-refundable cleaning deposit due 90 days prior to arrival for one month rentals and each additional month is $50.00 per month additional. Fee varies upon square footage of rental property.
Is there a Pet Deposit(s)?
Should the home owner permit pets there is a pet deposit of $300.00 per pet and a $75.00 non-refundable pet fee due 90 days prior to arrival.
Note: There may be individual home owners that require additional conditions for pet(s).
What if I want to make a change to an existing reservation?
Each change is a $50.00 service fee and we will try to accommodate all requests.
What if I want to rent a vacation rental for 6 months or longer?
The refundable security deposit is equivalent to the monthly rent, refundable cleaning deposit based on square footage and carpet cleaning as necessary.
When is Check-In Time?
Check-In is at 3pm.
When is Check-Out Time?
Check-Out is at 12N.
How do I receive the keys?
A lockbox will be at the property. Prior to arrival we will give the code for the lockbox.
How do I know what day is trash day?
Your lease will have the day for schedule trash pick up.
Is there a local phone number for the unit?
This is based property by property.
All of our properties are NON-SMOKING.

What is the cancellation period?
Days Prior to Arrival: Should you decide to cancel your reservation we ask for written notice.
Our graduated cancellation policy is as follows:
|90 days or more||0%|
|89 – 60 days||25% of all funds|
|59 – 30 days||50% of all funds|
|29 days or less||100% of all funds|
How do I receive my refundable deposit returned?
Upon check-out we have 14 business days to refund any and all of your refundable deposit. Method will be via check.
Please make sure we have your forwarding address on hand.
What are the steps to cancel a reservation?
All requests must be sent in writing.
If you are outside 90 Days prior to arrival a refund will be issued for the security deposit paid.
If you are within 90 Days we will attempt to re-rent the property for your reservation period.
