CANCELLATION POLICIES

FURNISHED RENTALS

 
GUEST CANCELLATION

If Guest(s) decides to cancel the reservation for any reason, written notification must be submitted to the Property Manager. Cancellation is subject to the cancellation fees stated below.

CANCELLATION FEES 

Cancellation Period (Days prior to Check-In) - Cancellation Fee

  • 90 days or more written notice  -  0% of ALL rent monies paid

  • 60-89 days written notice  -  25% of ALL rent monies paid

  • 30-59 days written notice  -  50% of ALL rent monies paid

  • Less than 29 days written notice -  100% of ALL rent monies paid

DAMAGE DEPOSITS

If your application is approved and you fail to take possession under the terms of your rental agreement, you understand and agree that the entire damage deposit shall be forfeited as liquidated damages. Upon lease occupancy (move-in) the damage deposit will convert to a refundable damage deposit. If the Premises are surrendered to Landlord at the termination or expiration of the Lease Agreement in a clean (see move out guidelines provided at property) and undamaged condition acceptable to Landlord, Landlord shall return the refundable deposits to Tenant within the time period provided for in the ARLTA (14 business days). However, if the Premises are delivered to the Landlord in an unclean, damaged or unacceptable condition, the Landlord shall be entitled to retain all or a portion of the refundable deposits and hold Tenant liable for any additional charges.

 

CANCELLATION /REPLACEMENT TENANTS

Cancellations made after the date of arrival will result in forfeit of 100% of all prepaid rent. In this situation Sedona Elite Properties has a duty to mitigate and will take all reasonable steps to find a replacement tenant. Receipt of a replacement tenants rent money will result in a full refund of rent for the duration of the replacement tenants stay.
