SERVICES WE OFFER

TENANT MANAGEMENT

A property's performance and success is greatly determined by the tenant that has been placed. We work hard to vet prospective tenants before placing them with extensive background checks, financial review, and prior landlord verifications. We strive to provide the very best service to the tenants that we manage.

MAINTENANCE

We work with a group vendors who know and understand the delicate balance that is maintenance in a managed property and maintain a dedicated maintenance phone line 24/7 in both English and Spanish for tenants thus allowing for a quick response. Occupied properties are inspected at least once annually with the tenant and vacant properties at least once monthly.

FINANCIALS/ACCOUNTING

Rents are collected and deposited each month and paid electronically to owners. Bills are paid each week. All of the financial and accounting information is maintained in house and provided in easy to understand reports so that you may gauge the performance of the property.

TECHNOLOGY

Technology is the key to our success allowing us to manage effectively and efficiently and greatly improves our ability to communicate with owners, tenant, and vendors. Our dedicated management software is cloud based making it quickly accessible from anywhere.

LEASING

Units are listed when or even before they're ready the goal being to keep them offline for the shortest amount of time possible. Units that do not require work are posted while the tenant is still finishing out their lease which is made possible by a strong working relationship with the tenant.

VACANCY PROJECT

With a strong group of vendors as part of our network, SEP is able to complete a full range of projects in your home when vacant whether that's a simple paint job, an HVAC replacement, or a full scale renovation or remodel. We've got the people to do it.
