We are here to make your move to Sedona as smooth and easy as possible.
At Sedona Elite Properties, we want to help you find the perfect rental. We understand that the move-in and move-out process can be overwhelming.
Below please find information about these processes: what is expected; helpful hints; and contact numbers.
Applications must be completed and submitted before being presented to any owner.
APPLICATION FEE: $50/person*
Once an application has been approved, properties will take a minimum of five (5) business days to prepare for move-in.
*All tenants over 18 years of age must apply.
Note: A pet application is required of each applicant: $25 for the first pet and $20 for each additional pet. A signed letter of attestation is required of each applicant that does not possess a pet.
RENTAL FEES & REGULATIONS
Good credit required. Three times the monthly rent must be earned. Current verifiable income only. All screening reports are powered by Experian.
A nationwide criminal scan is pulled from hundreds of National, State, and Local databases including the Megan's Law registered sex offender database.
SEP will contact all current and previous landlords for a tenant's prior rental history: late payments; NSFs; damage; etc.,
All properties require a refundable security deposit. Deposit varies by property.
All properties require a refundable cleaning deposit calculated by square footage of the property.
PET DEPOSITS + FEES
If pets are permitted, a refundable deposit of $500.00 (per pet) will be due prior to move-in, as well as a non-refundable one-time pet fee of $250(per pet). Pet application and pet addendum required.
All properties are non-smoking inside and outside
No businesses that require client visits to a property are allowed to be conducted from any residential rentals. Tenants are also personably responsible for determining requirements, if any, to conduct business in the area.
MOVE-OUT CLEANING REQUIREMENTS
All properties must be thoroughly cleaned upon move-out.
Please use this checklist as a guide for cleaning expectations:

❏ Tile floor steam cleaning (receipt required)
❏ Windows, screens & track cleaning
❏ Garage floors (cleaned of tire, oil & debris)
❏ New air filters
❏ Replaced light bulbs
❏ Salt added to water softeners
All utilities must be in tenants name by the first day of the lease.
Sedona Elite Properties is not affiliated with any private utility companies or related deposit/credit requirements, nor do we have any knowledge of prior utility bill usage.
